Chulagua Ranch

Acres:                      2,107 acres, more or less                                                                TOPO Map

Location:                 15 miles west of Leakey in Real County. There is approximately ˝ mile of frontage on FM 337, one of the hill country’s most scenic highways.

Description:            Water, water, water! Approximately 1˝ miles of both sides of the strong flowing, year-round Camp Wood Creek (headwaters located on the adjacent property), as well as about 1˝ miles of both sides of year-round Indian Creek and Cave Springs Creek (both headwaters on the ranch). There are at least 9 separate springs, none

of which have gone dry during the drought. The terrain consists of very large mountains with unusually wide valleys in between. In addition to a variety of oaks and numerous other large tree species that blanket the ranch, there are also more than 25 improved meadows of various sizes covered with lush native grasses.

Improvements:        A beautiful 7 bedroom, 7 bath fully-furnished lodge is nestled in a grove of huge

oak trees only a few steps above a crystal-clear 10’ deep swimming hole fed by a tumbling waterfall on the Camp Wood Creek. There are also 5 well maintained metal barns, 2 animal traps with holding pens, three 16-ton silos, numerous animal shelters, and a ranch hand quarters and foreman’s home. In addition to these improvements, all of the ranch vehicles, tractors, heavy equipment, tools and furniture will be included in this sale.

Wildlife:                 Chulagua Ranch is divided into two high fenced pastures, one containing only native whitetail deer and turkey, and the other home to approximately 12 species of exotic wildlife including a variety of rare and endangered Asian deer and African antelope species. There has been no commercial hunting and virtually no family hunting at Chulagua in the last 28 years!

Minerals:               Owner will convey 50% of all mineral rights and 100% of all executive rights which is believed to be 15/16ths. Chulagua also has 105 acre-feet of Camp Wood Creek irrigation water rights which will transfer with the ranch.

Remarks:                This very special ranch has been owned by my family for almost 30 years and it is truly one of the best that Texas has to offer!

Price:                     At an asking price of $4,400 per acre, this is undoubtedly the best priced "strong water" ranch on the market! Broker  participation welcome (3%).
